Today's real estate markets offer a contrast from costly and complex in New York to efficient and inexpensive in Florida ... in regards to legal work required to purchase a property or refinance a property.

Make no mistake about this, the single great purchase of your life should be examined very closely and retaining an attorney to review documents can go a long way in preventing fraud or other potentially devastating issues. However, the use of an attorney should be handled in the same manner as retaining an Accountant, a Doctor, an Engineer, a Mechanic or Contractor.

Referrals, referrals, referrals.

Talk to friends and business associates, interview the attorney. Do not be intimidated. Ask questions and if you do not get a satisfactory answer, ask again.

Be prepared to provide a retainer. The retainer should represent no more than 50% of what you expect the legal costs to be. A $1,000 expected cost does not require a retainer above $500. Do not be intimidated.
