Today's real estate markets pose some difficult issues relating to Environmental Issues.
Environmental issues can run the spectrum from an underground oil tank for heating your house, to underground water contamination caused by an industrial or commercial property miles away.  Environmental issues can include such things as:

-Mold

-Radon

-Well Contamination

-Septic Field Run-Off

-Tree Removal

-Lead Paint

-Asbestos

-Green Energy

These are just a few topics.  The users of this site will clearly add more. 

But, make no mistake about this, the single great purchase of your life should be examined very closely for environmental issues.  And correcting these issues can be very expensive.  Talk to friends and business associates to gain experience relating to environmental issues. If you need to hire an environmental consultant get referrals. Interview several companies and do not be intimidated.  Ask questions and if you do not get a satisfactory answer, ask again.

Be prepared to provide a retainer.  The retainer should represent no more than 50% of what you expect the legal costs to be.  A $1,000 expected cost does not require a retainer above $500.  Do not be intimidated.
