In 1999, Uspdr.com was created to locate properties in New York State. This site was developed to assist individuals, businesses and governmental
agencies in obtaining information on real property. Since its initial launch, usage of USPDR.com has increased to 100,000 plus users, and our average user visits the site at least 5 times a month.
Based on our users' requests for more information, enhanced functionality, and data
on other states, in 2007 AccuriZ.com was launched to replace USPDR.com. AccuriZ continues to provide reliable, accurate and current data on real estate in New York State, and has
expanded its data sets to cover the Eastern United States and other MSA’s. AccuriZ
incorporates the original concept of USPDR.com with free searches, but provides enhanced functionality to meet the needs of our growing base of users who pay an annual fee for additional services.
We often hear people say that a real estate appraisal is
"Art" and not "Science". AccuriZ provides the science behind the "Art" of real estate valuation. Valuations can vary significantly from appraiser to appraiser, causing confusion, ridicule
and lack of confidence in the appraisal process. AccuriZ provides the statistical data to support the appraiser and enables all users the ability to evaluate information
received from real estate brokers, appraisers, insurance agents, building contractors and other real estate professionals.
Our philosophy is to assist users of this site by providing as much reference material and property data as possible for immediate review.
Statistical data is presented to
support property values, including a ten year sale history with a powerful time-line analysis, instead of a standard six month history.
Valuation factors provide statistical probability factors and can be easily explained to the user via a “Common Sense” approach to produce state-of-the-art real estate valuations. An AccuriZ factor covering valuation from A to Z, defines the reliability of the data, creditability of the sales data and the overall confidence in the valuation estimate within a
definable range.
Other organizations have access to portions of our underlying data, however key
elements of our data, and most importantly all of our algorithms, are proprietary to AccuriZ. The main drawback of most valuation resources is that they broadly estimate property value changes based on an index like the CPI. Unlike stock and bond markets which change daily, real estate values change over periods of time. Valuations that change by 20% or more from one month to the next are not reflective
of actual market conditions, but result from specific elements that changed for that time period.
Our feedback process exists so that you can get your real estate appraisal questions
answered by leading experts in property valuation and
mortgage finance.

AccuriZ provides a scientific, unbiased approach for independent valuation. This
approach is the culmination of years of experience and rigorous research using proprietary
series of algorithms to deliver the most accurate results- results that are not
just close but precise.
AccuriZ follows a procedural structure aimed at delivering property valuation estimates
that represent the most accurate market value for the period defined. The most critical
element in property valuation is the physical data that exists for a property. Proprietary
algorithms that have been developed over
years of testing enable AccuriZ to clean and stratify data so that accurate valuation
estimates can be produced.
When operating in a vacuum, the absence of data yields a poor valuation. At AccuriZ,
we operate with precision, not in a vacuum. Our analysis of property sales dating
back to 1990 enables AccuriZ to develop a powerful time-line covering the past 16
years. The reporting available as a result provides real estate trends by zip code
throughout New York State (and soon in other regions as well).
AccuriZ is your resource for the most comprehensive, reliable, and easy to use property
valuation data covering over
30 million properties
in 18 states. Our data is available through several media and methods intended to
suit most common uses of this information. We create custom models and perform large
and small scale valuation projects by merging information from various federal,
state and local governments.
Whether you are an individual looking to make a wise purchase or sale decision,
a commercial enterprise in need of unbiased data and insight, or a government or
administrative agency in need of reassessment support, AccuriZ provides unmatched
precision combined with a commitment to client service that can only be described
as “old fashioned”.
And at AccuriZ, Accuracy is everything.
